Residential Conveyancing Fees

All conveyancing legal service fees are estimates for a standard case; a full case specific estimate can be obtained by contacting the Conveyancing Team.

All conveyancing legal service fees are based on standard transactions and do not take account of complexities that can arise for example: absence of planning permission/building regulations consent; unregistered titles; missing landlords, transactions not completing on the date set out in the contract etc. In such cases, our residential conveyancing time costs are charged at an hourly rate of between £200-£280 plus VAT (except in litigious matters) in addition to the legal service fee.

What our Legal Services on a Purchase will Cover

  • take initial instructions
  • investigate the seller’s title
  • raise specific enquiries (if necessary) of the seller
  • Leaseholds only: raise enquiries of the freeholder/managing agent
  • if instructed to do so, carry out the usual conveyancing searches (see below) and follow up any issues raised
  • negotiate and settle the contract
  • liaise with your mortgagee and if instructed act in accordance with their instructions
  • report on the transaction
  • exchange contracts
  • draft negotiate and settle the transfer
  • draft the stamp duty land tax return for your approval
  • carry out pre-completion searches
  • complete the matter
  • deal with post completion matters including dealing with any requisite notices to the Landlord (for leasehold purchases only), the stamp duty land tax return or Land Transaction Tax (if the property is in Wales) and registering the purchase at the Land Registry.

The length of time to complete on a new purchase/sale will depend on a number of factors. The average process takes between 8-12 weeks but it can be quicker or slower depending on the parties in the chain. For example, if you are a first-time buyer, purchasing a new build property with a mortgage in principle, it could take up to 8 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, sometimes, between 3 and 12 months. In such a situation additional charges would apply. Please refer to the Conveyancing Team for details of additional charges.
